What building codes would I need for rehabbing a 5 unit building back into rent-able status?

My husband and I are thinking about buying a building in our town. It used to be a 5 unit apartment building, but has been vacant for a couple years. Where can I find information on the net on building codes etc… in Illinois?

get it tested first for drugs and asbestos. the zoning office can tell you if you can even open it as a 5 unit commercial space. check and see if you need to put sprinklers in. go look at some in you area and ask the owners/managers. maybe ask the real estate office in your area for a start. Also pay for an inspection.

This building has monorails built at an angle in it and lifts. It also has house, offices and shopping centres in it. Its so many stories high. They first of all said it was in Japan and them they said it was in China. This person was talking as if China and Japan are the same place even tho most people in the room at the time realised they are not.

Your right we did realise that Japan and China wern’t the same place, anyway it was Japan we were talking about…..eavsdropper!

The first pyramids was built by the ancient Egyptian called the pharos that was 4500 years ago, they built them to store the kings bodies for resurrection in the next life, the pyramids are full of secrets , why they chose this shape and how they build them , I have been inside one of these pyramids during hot summer and I was shocked that a fine fresh breeze was there and that is why the bodies of the kings did not disintegrate by the time.

They are just different areas of the aircraft. Avionics are the electronics of the aircraft such as insturments and communication equipment. Aircraft maintenance is a more broad area covering general maintenance of the aircraft and servicing.

when did the building regulation start enforce in england? if the building was build in 1963, should it have a building regulation consent for that building?

There have been building regulations in England for 700 years or so! But you don’t get "consent" as such. You get planning permission, and the buildings inspector comes round from time to time to check up, and makes you pull down and rebuild anything he doesn’t like. There’s not usually any permanent record of this, though - you don’t get any certificate, for instance.

Check the battery – If a battery is older than four years, it may only work well in warm weather.

Don’t get stranded – Always keep your cell phone charged and carry a set of jumper cables or portable power pack in case you are lost or stranded, however, you should not use your cell phone while driving.

Check your antifreeze – Check the antifreeze levels on a weekly basis. If the level drops regularly and there are no signs of an external leak, your engine has an internal leak that must be fixed to prevent major engine damage.

Save fuel – Avoid unnecessary abrupt braking and speedups as it can increase fuel economy by up to two miles per gallon.

Switch to synthetic oil – If you currently use conventional oil, switching to a synthetic oil like Mobil 1 will help your car operate more efficiently helping your engine to run cleaner and prevent harmful sludge buildup and deposits.

Let it idle – Allow your engine to idle for a few seconds before driving in cold weather to ensure proper engine oil flow and lubrication.

Check the air pressure – Check and fill tires to manufacturer recommended pressure; low tire pressure increases wear and fuel consumption. If a tire loses pressure regularly, it probably has a puncture or defective valve, which must be fixed.

Check the tread – When tires become too worn or unevenly worn, it can signal a wheel alignment problem or worn front-end parts.

Flush brake fluid – The fluid in your car’s brakes attracts and absorbs moisture, which can lead to corrosion of your braking system. Anti-lock systems are particularly sensitive to corrosion. It is good practice to have your brake fluid flushed and changed every couple of years.

Tune it – Get a full engine tune up according to your owner’s manual.

Check coolant color – Check the color of your coolant. Discoloration means the inhibitor in your coolant is depleted and your engine and radiator are being corroded.

Unblock hoses – An overheated engine may be the result of a blocked or pinched hose. Inspect them at every oil change.

See clearly – Check your windshield wipers for cracks and tears and get them replaced annually.

Clean air filters – Check your air filter system every other oil change to ensure there are no leaks or damage.

Inspect belts – Get it done with your oil change, because damaged belts can cause poor engine performance or failure.

Realign suspension – A suspension that is not aligned properly can wear out new tires after only a few thousand miles.

Look at lights – Make sure your lights are clean and working, and keep some spare bulbs and fuses in the glove compartment.

Maintain power steering – Check the fluid once a month and, if it’s low, look for leaks in hoses.

Fix the brakes – Don’t postpone needed brake work, it’s dangerous and can end up costing more to overhaul the entire brake system.

Fix a flat – Always carry a tire repair kit with you to temporarily seal a flat tire so you can get to the closest repair facility.

Test shock absorbers – Check for working shocks by bouncing the vehicle up and down and stepping away. If the vehicle doesn’t’t stop bouncing your shocks could be worn or you may have a leak.

Lighten the load – Store only necessary items in the trunk to save on fuel.

Replace oil filter – Get it done every time you change your oil.

Wax it – Giving your vehicle a good wax job on a regular basis can protect your car’s paint from pollution and rust.
Check spark plugs – Worn spark plugs waste fuel and increase exhaust emissions, so get them checked and replace hem when needed.

Keep cool – Check your car’s air conditioning system every spring.

Monitor the catalytic converter - If you hear a whistling sound or smell rotten eggs upon shutdown, your exhaust catalyst may be plugged. Driving with a plugged catalyst will hurt fuel economy, cause excessive oil consumption and harm the engine.

Check your transmission fluid - Check your transmission fluid monthly, following instructions in your owner’s manual. Top-up as required

Whats the difference between Building surveyor and building service engineer?

I’m 17 and thinking of going to University but i do not know which to study building surveyor or building service engineer, which one of these is more hands on and whats the difference between the two? Cheers.

Building surveyor determines the boundaries and elevations of land or structures.

Building service engineer takes care day to day problems arise in the buildings like repairs, painting and various other services like water, electricity, sanitation etc.

Both or hands on jobs to start with but when you grow you will get the things done by your team members.

 

How do i quote for garden maintenance and tree work.?

Having recently been made redundant from work, i thought i would use my skills and give self employment a go, specializing in garden maintenance and tree services. Having done a bit of advertising, i have now gained a few customers. However i find it really daunting pricing jobs up. I don’t want to go in really cheap and work for nothing taking into consideration my overheads. On the other hand, i don’t want to appear greedy and go in with a huge price and risk not getting the job.. Any advice please…

The best way is to look at the job work out how long it will take you then how much you need to cover your wage and other outgoings ie insurance petrol transport ETC once you have done it a few times its easy and remember you wont get all the jobs you quote for there are a lot of cowboys out there undercutting genuine landscapers and at the end of the day you only get what you pay for Good luck with your new venture i am sure you will do well

 

How do I find out what building code was used on a house built in 1995 in Palm Beach County Florida?

We recently purchased a house built in 1995, home inspector said that it would be "unusual" if it met the 1994 building code but he’s not sure. We need to find out in order for our homeowner’s insurance.
